Most developers hand their projects off to three different companies, three different times. We keep every stage in-house — acquisition, design, construction, and property management — because the shortcuts between those teams are where the buildings either come alive or fall apart.
Every property in our portfolio is underwritten to operate for the long run. That means we over-spec the envelope, choose mechanical systems that won't embarrass us in year ten, and design unit mixes for the tenants we actually want to keep. The numbers work because the buildings work.
