Every deal starts with a walk — of the site, of the surrounding blocks, of the comps within five minutes. We pay for third-party appraisals and environmental reports before we sign, not after. If the numbers don't survive our own underwriting, the deal doesn't survive.
We work with a short, trusted list of architects and engineers who have learned how we like things drawn. Unit mixes are designed for the tenants we actually want, not for the spreadsheet. Mechanical and envelope specifications are set with year-fifteen operating costs in mind, not year-one construction costs.
We self-manage construction on the majority of our projects and bring in general contractors we have long histories with for the rest. Budgets are set honestly at sanctioning and re-forecast monthly. Trades get paid on time, which is why they show up on time and do the work right the first time.
The day the keys turn is the day the real work begins. Our property management team is the same team you've been talking to from day one — tenants get responses the same day, maintenance gets scheduled before it becomes a problem, and the building's performance gets reported honestly, every month.
